What needs ARC Approval:

The holiday season is in full swing and many Home Owners (HO) are undertaking home repair related projects such as landscaping, fencing, pools, decks, etc. The Architectural Review Committee (ARC) wants to share some helpful information with you to help in your planning.
You must submit an ARC Request form (updated Oct. 2014) for the projects listed below needing approval. Be sure to include details such as drawings, dimensions, etc. Along with this form you must include a plot plan showing the existing versus the new location(s) of the improvement.  Please be sure to allow up to 30 days max for review and feedback.

What Home Improvement Projects Need Approval* City Permit Required Pre-approval is not required for the following projects
  • Fence Replacement s *
  • Patio Covers, Gazebos and/or Arbors *
  • Storage Buildings and/or Sheds *
  • Pool/Spa * – with or without fence replacement or adjustments
  • Flag Pole – can not exceed the highest point on roof elevation
  • Major roof repairs or full roof replacement *
  • Landscape improvement where the improvements are replacing like items (grass, shrubs, flowers)… Caution: if the improvement involves any kind of sprinkler repairs, replacement, relocation, etc. you should confirm with the City of Frisco that no permit is required due to new laws.
  • Fence repair to return up to 2 fallen fence sections to their original position.
  • Shingle replacement on roofs (1 to 2 small sections 2-3 shingles each) – major repairs will need an ARC form and may require City permitting.
Highlight Item:
One (1) Storage shed is allowed per property. Storage sheds must not be visible from the front of the house. Storage sheds can not exceed eight feet (8’) in height from ground level to its highest point (City code) and cannot obstruct or interfere with drainage easements. Storage sheds can not be used as a residence or living quarters by any person(s) for any reason. All sheds require a building permit issued by the City of Frisco.
